ATTENTION PURCHASERS: This sale may be rescinded by the foreclosing mortgagee. In the event, your damages, if any, shall be limited solely to the return of the bid amount tendered at sale, plus interest. Default having been made in the terms and conditions of a Mortgage made by THOMAS S. COPPOLA and SALLY J. COPPOLA as Mortgagors, to DOW CHEMICAL EMPLOYEES’ CREDIT UNION as Mortgagee; which mortgage is dated February 17, 2009, and recorded in the Office of the Register of Deeds for Gladwin County, Michigan, on February 24, 2009, in Liber 887 at Pages 502-513; and subsequently modified pursuant to a Mortgage Loan Modification Agreement dated September 3, 2009, and recorded in the Office of the Register of Deeds for Gladwin County, Michigan, on October 2, 2009, in Liber 904 at Pages 910-912; and upon which Mortgage is claimed to be due on the date of this notice the sum of $69,462.43, and no suit or proceedings at law or equity having been instituted to recover the debt secured by said Mortgage, or any part thereof; NOW, THEREFORE, by virtue of a power of sale contained in said Mortgage, and pursuant to the Statute of the State of Michigan in such case made and provided, notice is hereby given that on Friday, November 8, 2019, at 11 a.m., at the main entrance to the Gladwin County Court Facility, 401 West Cedar Avenue in the City of Gladwin, Michigan, that being the place for holding Circuit Court for the County of Gladwin, said mortgage will be foreclosed by a sale at public auction, to the highest bidder, for the purpose of satisfying the amount due and unpaid upon said mortgage, with the interest thereon at 4.875 percent per annum, together with legal costs, charges and expenses of sale, including applicable attorney fees, and also any taxes and insurance which may be paid by the mortgagee on or before the date of said sale which may be necessary to protect its interest in the premises. The land and premises in said mortgage, being situated in the Township of Sage, County of Gladwin, State of Michigan, and described as follows: Lot(s) 48, Garver Subdivision, according to the recorded plat thereof, as recorded in Liber 4 of Plats, Page 19. Parcel ID: 120-075-000-048-00. Please be advised that you and any other person liable on the mortgage is liable to the purchaser at the sale, or the mortgagee, payee, or other holder of the obligation secured by the mortgage if the mortgagee, payee, or other holder takes or has taken title to the property at sale either directly or indirectly, for any physical injury to the property beyond wear and tear resulting from the normal use of the property if the physical injury is caused by or at the direction of you or other person liable on the mortgage. The redemption period shall be one year from the date of such sale, unless the premises are determined abandoned in accordance with MCLA 600.3241(a), in which case the redemption period shall be thirty days from the date of such sale.
